Jonathan - Hard Floor finishes - After the "Perfect Storm" when I rebuilt family property on the beach in Scituate, MA I used ""Moisture cure" polyurethane" because it was supposed to be the hardest finish around, and indeed, after 14 years of many, many summer tenants tracking sand through the house and grinding it in, the floors are still good, though not as glossy as they used to be.
