The main thing to consider is whether or not the Realtor is a presence in your area. Look at the real estate classified ads in your local newspaper. See which Realtors advertise prominently, as well as ones that have other houses for sale in your area. Call several and interview them. Make sure and ask them several questions... |

Ask what they do promotionally and how much experience they have in the business. If the price is the same, I would go for coldwell. Coldwell has a good relocation and referral network. If you go with a one-horse local office, be sure you get a good comission % and their signs are decent. I don't think those teeny tiny cardboard signs are very effective... |

But you should consult a good accountant, as it may be a kind of gray area as far as business expenses are concerned.
