FSBO's are often very large houses, so size is rarely an issue. Realtors sell houses for higher prices than FSBOs because they are professionals, and are far more likely to attract suitable buyers. All such numbers I have seen simply reflect the fact that FSBOs generally have smaller houses. Stop looking for some sophisticated theory. Remember the classical carp on FSBOs is that they price too high..not too low. The drawback of doing a FSBO is primarily failure to sell. Sure there are other problems...but then again most agents price badly..... |
