You guys all been smoking pot. All such numbers I have seen simply reflect the fact that FSBOs generally have smaller houses. Stop looking for some sophisticated theory. Remember the classical carp on FSBOs is that they price too high..not too low. The drawback of doing a FSBO is primarily failure to sell. Sure there are other problems...but then again most agents price badly...often over to get the listing.
