Jim, that is all wrong, wrong, wrong. At least in my area. FSBO's are often very large houses, so size is rarely an issue. Realtors sell houses for higher prices than FSBOs because they are professionals, and are far more likely to attract suitable buyers. That's not any sophisticated theory, just pure fact. As for pricing, most FSBOs don't have any idea how to do it, which is why they often price their property too low. When a Realtor takes a listing,he should advise the homeowner as to what he, the Realtor, thinks the best price should be. But the homeowner has the final say as to what the house will be listed at. I always out my suggested price in writing and have the homeowner sign it. That way, if the homeowner wants to list it higher, and it doesn't sell at his price, I can pull out my suggested price and remind the homeowner that I recommended a lower price to start with. |
