In any standard USA tract pricing a home, even for a FSBO, is not a challenge. Look at the last four or five sales of the same model. Go attend a few open houses and see how your house stacks up. Call up three or four local realtors and get them to do CMAs for you. Check the tax records for the tract and the similar adjacent tracts. Now getting the last 5 percent right is a little tougher. You need some accurate assessments of how hard an older carpet hurts the place. Or does the poor rear landscaping hit the price a lot or a little. But a FSBO can get it within 5% without too much trouble. The only conditions of which I am aware where a FSBO would normally undedrprice is in a hot sellers market. In those we Realtors resort to techniques designed to foster a little biding war. The price is often moving so fast that we don't know how hard to push either. But even here we |
