I mean it will be moot, if all it takes is a seller and a buyer come to term on dollar value (for whatever reason), then the whole process of appraisal is totally redundant. If a willing buyer and seller come together, by definition the price they agree on is FMV, just because you don't have the perspective they have does not mean they are wrong.
