It generally indicates some other legal action against the owner of the property that may result in a lien. It indicates some sort of legal attack...but does not indicate a financial problem per se. I mean it will be moot, if all it takes is a seller and a buyer come to term on dollar value (for whatever reason), then the whole process of appraisal is totally redundant. Who cares who the house sold next door in similar condition sold for last week, what matters ... |

If a willing buyer and seller come together, by definition the price they agree on is FMV, just because you don't have the perspective they have does not mean they are wrong.
