"David Jensen" - Roth IRA LLC - Please tell me about your personal experience with them or what you know about them. - Can anyone here share their experience with setting up a Roth IRA corporation (LLC probably) so as to invest in assets such as real estate. I desire to purchase raw land, build on it, and then sell it, all within the Roth IRA corporation. I know that there are certain no-nos, such as not personally benefiting from the property and not financing anything, because of UBIT issues, but it ...

"R.Weber" - Re: Trying to buy Foreclosure - The house needs a lot of work and I'm sure that a contractor would need to be involved. However, HUD and Fannie Mae both have loan packages for just this scenario. A portion of the loan proceeds are designated for repairs. Of course the lender needs to make sure that the house is livable and appraisable but I wouldn't think that this should make any difference to the seller. I've always ...

"hanson" - My Learning Curve: - Last year, I purchased my first investment property, a two family home. I also work full time. My plan was to purchase, renovate, and hold the property. I have learned a few lessons. (Made a few mistakes) #1 Do not try to do eveything yourself. "R.Weber" - Trying to buy Foreclosure - My wife and I have made two offers on a foreclosure to buy it as-is. The listing agent handling the sale says that the seller wants to make repairs before selling. The home is owned by FHLMC and being sold through their Homesteps program.
