Question about having an agent and selling the home yourself.

We have been trying to sell our home for a few months. We have an agent who seems competent and honest, but has generated few leads. Recently, my sister happened to talk to a friend who's looking for a place in our town, in our price range. We've talked on the phone and they seem very interested. The concept here is that even though our agent did some work for us, nothing he did led to the selling of the house. Basically my sister generated the lead and we're selling the house. So the question is, what do I realistically, ethically, and legally owe our realtor. If the people want to buy the house, can I cancel my contract and sell it on my own? I don't care if the agent gets something, but a full commission seems a bit outrageous for a home I'm selling myself. I'd appreciate some serious answers. As I mentioned, I'm not trying to screw the guy, but 6% seems a lot for just showing up at the closing. I |
