That's certainly the way most agents think. I certainly did. Risk management and recruitment are constant variable expenses. Agents tend to eat up a lot of productive time, demand higher commission splits, lower fees, more offices, the latest in technology, marketing and training - all of which are necessary to be competitive and tend to lower the brokers risk exposure. However they all cost money and there is not a 1-to-1 correlation to income with these benefits. There are extraordinary costs associated with maintaining the legal and accounting environment for a brokerage business. That is why we are seeing the consolidations into mega brokerages - brokers are trying to achieve some economies of scale. It is an extremely marginal business.
