You have a very simplistic approach that will only work in your simplistic world. It doesn't matter what the average selling price happens to be. Suppose most FSBOs are people living in less expensive homes, or homes that are in need of repair. If you haven't looked at the house firsthand you can't even tell us what you would list it for, much less tell us what it would sell for. You still don't understand that you can not predict that you will get 15.6% more for any given house if you are given the opportunity to sell it. Consequently NAR's claim is absolutely worthless for anything other than people such as yourself, who wish to believe in the tooth fairy.
