In my opinion, the seller should use a full-service broker to sell the house. Most discount brokers don't really do much to earn their commsission. As a seller you would want an agent to accompany all showings of the house, do all the open houses, creat and distribute flyers, etc. as well as bring in only qualified buyers. Discount brokers simply don't do any of this. A major problem with going FSBO is that you have no way of really knowing how qualified a buyer is, as they are usually quite reluctant to divulge their financials to the seller directly. Your agent would also act as a third party negotiator once they secure an offer for you. And the whole idea about a "bidding was" is a bad way to think of marketing your home. Your agent should never list your house for less than you'd be willing to accept! What would happen if it was listed at 699k, and you thought that price would attract multiple |
