Well, it sounds to me like you have already found the property you want, although you didn't specify how. If the seller is also the listing agent, what does it matter to you? If you can buy the house at a price you can both agree on, then don't worry about any commissions being paid. It's not your concern,only the seller's. If this is the specific property you want to buy, then you are way past the time for hiring an agent to represent you. In this case, your attorney would be your representative. However, if you are not buying that one, and are going to continue to look at properties, you might seriously consider hiring a buyer's agent. It really helps you to have an agent working on your behalf. See what the local custom is wherever you are.
