As I see it this is not an issue. I used to be an agent on LI NY. I am now an agent in FL. On the Island it was not uncommon for limited service brokers to take listings at 2% and put them out with a SBC of .5%. I used to list at 7% and put out a 3 or 3.5% SBC. My listing presentation included an explanation of commission as incentive to agents to show and sell my listings, and a pile of listings from the limited service discount whores, show ing how they had over twice as many listings expire, and that their homes sold for over 10% less than full service companies in the area. I also had a list of showings on my listings that offered 3% or more SBC - in all cases the limited service agents were the first to show these houses, it seems they get paid more selling my houses then listing and selling at their company. I then showed how companies like Foxtons were just fronts for mortgage companies, |
