im a broker, and what you are hiring is the agent! what sells the property is the MLS-with multiple listings agents without any listings can go to the computer and look for the property that suits the buyers needs. that's why realtors have the buyers, it doesn't cost buyers a cent,so why use the help of a realtor? they all belong to the same MLS sytem. some will sell your home for more commission or a flat fee than others, some agents will tell you that your property is worth a fortune, just to get your business! I suggest get an appraisal first, and ask 2-3% over what the apprasier tells you its worth, and sell for what it says or a little less!! overpriced listing end up to be expired listing, and give the agent 6 months to list sell it. ask you agent what is the average time for a house to sell in your area. its about 80-90days in my area. it maybe the same day the sign goes up, if its |
