My broker charges customers (we have no clients as my broker expressly prohibits this type of representation by his agents) a document storage fee of $165 per transaction, both sellers and buyers. The line is "FREC requires us to store documents for 10 years, and so this is a fee for mandated compliance." For buyers the only indication of this fee is on a sheet that claims to be a good faith estimate of closing costs, the fine print at the bottom implies that these are all lender originated fees, they are listed in no apparent order, and the $165 is buried in the middle. I usually go over each item with the potential buyer, and undoubtedly they get bored by the 3rd or 4th item and say something like "I get the picture, this is an estimate, I have to negotiate for the best deal, what is the bottom line?
