There several differences between a salesperson's license and a broker's license, depending on the state you are in. A salesperson(or agent, if you will) lists and sells houses, and receives commission from the sales, and must me sponsored by a broker at a real estate company. A broker is the head of the office(often, but not always,) the owner as well. The broker is responsible for overseeing the operations of the office, and his/her main duty is to receive and distribute the commission checks to the appropriate parties. Of course this is a simplified description, but points out the basics. Many sales agents get their broker's licenses, but don't ever function as a broker. Here in NY if you get your broker's license, you don't have to take the continuing education classes every 2 years, so many do it for that reason alone. Also, many feel having the "broker" title looks more professional. |
