Lynn, Thanks for the prompt response. Yes, it makes sense, however, I am looking for a better understanding of what constitiutes a good or viable (read high probability of closing on time with minimal problems for my Seller)offer. It seems to me, that having to sell a current property to "move up" to a more expensive one would be a common transaction that the more experienced agents could comment on. This is only my second sale, (the first was only contingent upon a home inspection), and I want to be effective in advising my seller. All help would be greatly appreciated.
