That was the whole point of my original post. The comps may point to one figure, the listing price another figure, the appraisal another figure and sometimes they are far far apart. Yes I said "knowing that houses are selling at or above listing prices" but that does not mean all houses will sell at the listing prices. Depends on what the listing prices are and how they come up with that figure, it's a case by case basis, the fact that one house down from me got listing price does not mean I can list my 300K house for 900K and tell the potential buyers "hey other houses are selling at listing prices". I understand your point, but it does not mean you walk away from figuring a FMV from the comps and offering that. I don't have to buy THAT house, I am just frustrated that the market conditions are such that prices are a moving target changing by the day, meaning a house you can afford is a house |
