Homan: I did not use the tax appraiser's value directly. My original post explained what I did. First I took the homes that sold recently in the last three months that are nearby with similar conditions. Then I determine the price using two methods. (1) I calculated a dollar per SF amount. Then I averaged them. It came out about $190/SF. From there, using the adjusted SF of the house I was interested in, I computed the total value using $190/SF. (2) I looked at these properties tax appraiser's values. I then computed a ratio of that value with the sold price. For example, one property was sold for 585,000 and the the tax appraiser's assessed value for 2004 was 350,000, so the ratio is 1.67. I averaged all these property's and worked out an average ratio. I then multiple the averaged ratio with the assessed value of the property I was interested in. Then I took the higher value of the two methods, which was 609K, and I made |
