I think you are making a mistake by basing your offer on the county tax appraiser. Please let me explain. First the county tax appraisers usually update information on each property only every two years or so, besides, if the property is homesteaded, there is a 3% cap in appreciation, so if they pick a value even 10% higher than the previous year the most they can change the assessment is 3% more per year, so there is little need for accuracy until the property changes hands. The best way to determine value is to determine what similar homes sold for in the last 3-6 months, keeping in mind that properties are appreciating in Florida by 20-25% per year. On a $600,000 home that could be an increase of $60,000 over six months. The next step is to see what comparable homes are selling for in area. Generally a price in the middle of the competing properties is reasonable. |
