Several factors ar at play here. Due to last fall's storm damage, the price of building materials has increased the cost of new construction by almost 20% in some areas. Additionally impact fees have been added to new construction, further driving up the cost. Some areas have greatly restricted furhrt subdivisions to curb growth in hopes of keeping impact fees down. Sales of existing homes has to use Daytona terminology "drafted" behind the leaders, keeping the difference between new and exiting homes at less than 10%. In short the law of supply and demand has taken over. Demand is hgh, supply is being artificially reduced due to mateials shortages and additional regulation of new construction. Other factors that cause this arre the difference in home prices in Florida from the north such as New York, New England, Chicago, Minesota, etc..
