Deserved or not, FL has a reputation as a place where con artists thrive. What Delaware is to corporations, Florida is to scammers. All I can tell you is how it works in my state (CA). Here, the broker's (and agent's) fiduciary duty is to the party they represent, be it the buyer or seller. A signed agreement need not exist, as far as I know; if you submit an offer on behalf of a buyer, you represent that buyer and owe him or her a fiduciary duty. I'd like to think we take it seriously, though if it's true (as I heard) |
