As far as newspaper ads and open houses go, a lot depends on the market area. While it's true that many buyers today search the internet for properties for sale, most searches don't result in finding them a house to buy,at least in my market. The reason is that in an active market, the various real estate web-sites are not updated often or quickly enough. Buyers call on houses the see on the web, and usually the houses are sold already by thye time they call. The newspaper ads are almost always more current and up to date.In my office we advertise houses to sell them, plain and simple. If the ad is worded properly and has a nice picture, buyers will call on the ad. Ads get results. We never advertise something just for the sake of impressing the seller. In my market, open houses are also not just for show. We do them to sell houses. They are advertised, and are held with the intention of bringing in |
