i'm sorry, if the bank owns 110% and the real estate has fallen below that in value, your asset has negative net value. This is an example of what will happen when Mr. Carillo's real estate bubble pops. Just remember: when you borrow money to buy a home, you are essentially buying on MARGIN. For instance, suppose you put down $10K to buy a $100,000 home. Your equity is $10K and your debt is $90K. Now, after the real estate bubble pops, your home is worth only $50K. But you still owe the bank $90K (or $75K if you paid off $15K so far of the original principal). Now, you have to sell your home, and you can only sell it in the non-bubble market for $50K. This means you have to SHELL OUT $40K (or $25K ) from YOUR OWN POCKET just to pay out the mortgage debt when you sell your house! That's why buying a home is extremely risky. You are buying on margin |
