can I prepare my own CMA?

I'm researching real estate investments in Austin, TX. Is it possible to prepare my own CMA for a particular area? I've been scowering the net all day looking for information on CMA's, and the sites I've found either don't cover Texas (because it's a non-disclosure area) or charge for the CMA. I'm fine with paying for the service, it's just that if I'm going to fork out $30-$50 for a report, I want to make sure it's from a reliable source. Can someone help a newbie out and point me in the right direction for parsing MLS listings and seeing previous houses that have sold, and the price they sold for? I'm looking for a professional search engine type of thing, most likely what a true realtor would use, if that's possible and not too expensive? Thanks, Dustin . |
