It seems absurd that you can make a blanket statement about the national market for real estate. In some places the market has crashed or never took off. In others the inflated values will "adjust". Yet in other areas, there are no crashes on the viewable horizon. We sell in about a dozen different counties in Florida. We try to stick with low cost pre-construction investments. These are homes that will sell for $250 - 300K. With the population dynamics favoring Florida, homes in this price range do not stay on the market. There will come a time that the price increases will taper off. The 20-30% annual increase we get now will roll back to maybe 5-8% for a while. I won't insult the group to explain leverage and why this type of growth is still fine for investors. If you don't get it, I doubt you ever will.
