I am a mortgage broker and for a long term note I would not suggest an ARM. Of course it does depend on what index the ARM is tied to. Fed has raised rates 8 straight times, but mortgage rates have been slow to follow. The only type of ARM I would recommend is something like a 2/28 which is fixed for 2 years and adjustable for the last 28, if you intend to clean up your credit score and refinance in 1-2 years.
