We are in a similar situation and have been weighing the same thing out for the past year or so. We have decided to rent our house out instead of selling and here's why we decided that: Our location is so ideal and the city where the house is located is where we can will always do work of some sort (even if we are living part-time in another city/state/country). We figured that we could retire if we sell the house - but then we could never buy back into the area as it's very expensive as the prices are so high. Fortunately, we have a back house which would allow us to only rent out the main house and then have the back house as our residence when we're in town. We would definitly get positive cash flow from our property when all expenses are factored in and because of the location aren't too worried about it standing vacant.
