The idea is to write the contract so that the compensation is less if they happen to find the home themselves. Just as with a listing agreement a clause can be put in that will give the seller an incentive to help find you a buyer. You have this twisted notion that it's an us against them relationship. On the contrary, realtors are looking for life time relationships that will keep bringing them referrals.
