There's so much talk about there being a "bubble", but high prices are just caused by real estate agents taking advantage of stupid people. Downtown Fort Lauderdale is a perfect example (since I've been researching it recently). The agents are raising prices even though virtually nothing is selling above 800K. The units are mostly owned by investors, there's medium demand and way more units than interested parties willing to pay. But the agents all own in the buildings, so they just hope some sucker overpays so they can justify the prices they are asking for (and cash in themselves). D'Angelo reality is asking 1.1M for units worth 800K in the Las Olas Grand (he owns in the building of course), while the only comp in the area, the Riverhouse, can't get 800K for comparable units after months on the market.
