Hi I owe a triplex thzt cost me 315,000. I currently have a mortgage for 280,000. I pay 1800 all expenses amonth (1 motnth arm, currently at 5 % with a lifetime cap of 8.9%) I acuired this arm December 2003 (when the rates were at its lowewst) The current appraised value is at least 550,000. I have two things I want to do. I want to buy another investment property using equity and I want to buy a 22,000 car. I earn about 50,000 a year and the property produces enough to pay itself. I would like to go to the credit union and buy the car. I am almost sure they will approve me. But If after that I want to get a second property my credit might be already overloaded with the car purchase. I can refinance, get 80,000 out and use it as follows: put 10% on a 450,000 4-plex in Arizona or Florida, or california dessert. with an interest only loan it can pay itself and produce cash |
