Appreciation in my area has been great, but I think that has been very good. At a recent market meeting they did a chart showing how that if values increased at the same rate for three more years that our median home value would be over $800,000. Thats not going to happen. There have been a lot of people pooring money into the real estate market for various factors. Low interest, fear of the stock market, retiring people buying second residence and a lot of speculatively investors. Many of these speculators have done very well. I would be leary going in now in certain markets that have seen rapid appreciation do partially to speculative buying. Also, historically, single family homes have had better appreciation the condos over the years. . |
