I have looked at similar deals. Many times they have a fixed lease rate for the first five years. As normal inflation reduces the spending power of your dollars, you do worse each year of investment. If there is not an annual increase, you should discount the price. Lot prices can very. We are working on similar deals and the cost of the land runs from $7 to $20 psf depending on location, access, etc. Construction costs have gone up in our area of Florida due to increase commodity prices. Our labor costs have also gone up because there is so much demand for labor that the contractors are able charge more for their services. What kind of guarantees do you have on the leases. Is it Tuffys corporate, is it the franchisee or is it a shell corporation that the tenant made that has no other assets in it that the tenant can walk away from. Corporate is best. Good luck. . |
