One of the items you have not identified is the so-called "vacancy factor." With a duplex, each of the units will either be rented or not rented. You must build into your calculations the chances a unit will not be rented during a period of time to ascertain whether income will carry expenses. Here in my area (outside Sacramento, CA), the price of real estate has increased to a point where purchasing a property with the expectation that rents will service expenses (PITI) isn't going to happen until rents increase. This is a local thing. If you are right, and the units rent for $750 and the cost of the property is $135K, then it sounds like an opportunity worth looking into.
