Pre-Construction investing in Downtown Miami/South Beach - worth it?

Hello, Just wondering what folks think about the state of the pre-construction market currently in downtown Miami (esp. around Brickell Ave.), Aventura, and South Beach. Are the builders jacking up the prices severely and is over-speculation a problem? Or can we ride this roller-coaster for a bit longer? I was taking a look at the upcoming Icon Brickell, and it's being pre-sold for $550+/sq ft. Just imagine... a 726 sq ft studio would be at least $400,000. Here's some more info at one broker's site: http://www.miamicondocommando.com/icon-brickell-PreConstruction.htm For comparison, the recently built (2005) Club at Brickell Bay has 1BR,1BATH units on sale for $289,000. It is literally up the road from the proposed site of the Icon Brickell. Thoughts? _KJH . |
