Home buying strategy - So Cal

Hello all, I have approx. $550k equity in my home and wish to relocate within Southern CA. I'm trying to decide on the best strategy for me to do so. The current house has about $50k remaining on the mortgage. It's located in Ventura County and I will move to Pasadena or Orange County. Options I'm considering: Renting the current house, taking an equity loan on it using the proceeds to buy a new home. The house will bring in about $1,500 p.m. in rent. Selling the old house. I can probably get a 15 yr fixed mortgage for around 5.75%. I'll probably stay in the new house for 5-7 years, then trade up as I start a family, so I don't need a big place. My main priority is to buy in an area that has good upside potential.
