Mix, You can build a shed or storage at your triplex, to put your tools. You should buy your next place, in the trendier neighbourhood, it is easier to get traditional financing for an owner occupied dwelling. You obviously know the advantages of ownership. The tenants, might act differently, but you are still a short drive away, so you can still go onsite, for many reasons, collect rent etc... The tenants in the 2 other units can also leave? You should form a cushion of cash, for such events and other surprises. You will also save a lot on gas, car maintenance, which is also a good move, unless of course you use all of your savings, on entertainment.
