I did the math once to answere this very question for myself. The recieved wisdom is that because mortgage interest is tax deductible, one should not rush to pay off one's mortgage and lose the deduction. But money given to a bank in the form of interest is no different (to me) than money given to the tax man. You can't spend it, you can't save it. So I calculated the actual difference between 1) how much money I would have after paying taxes, with my mortgage interest payment and the deduction it generated, and 2), how much money I would have after paying my taxes with no mortgage payment and the ensuing deduction. What I found was that in my situation, I would actually have more free cash if I paid off the mortgage and just paid the additional tax. But that was me, I'm in the highest tax bracket, and individual factors like the interest rate affect the calculations as well. As others have |
