Although I've got a couple investment properties under my belt at this point, they've been standard cash deals for properties that I am rehabbing. There is currently quite a bit of money to be made in my market on contract assignments (lots of rehabbers in the area who are happy to have people scouting properties for them) and I've got my first potential assignment deal lined up. Before you ask or assume, yes the seller is aware of my intention to assign. Just a couple simple questions for anyone with experience in this area. 1. My intention is to approach the local rehab and cash buyers with the property. How should I handle access to the property in order to show it to my prospective buyers (just ask the seller for the key(s))? 2. Is the assignment fee usually just received as a separate check from the buyer? 3. Any suggestions on additional verbiage to include in a standard contract? |
