David, As a real estate agent myself, I always suggest to my clients that you recheck all inspections. The reason being is that lets assume that the seller did have an inspection a year ago but hadn't done any pest control. Once you've passed your due diligence and waived your rights you could be stuck with a house not worth a dime of your money. At that point who do you blame? As a realtor I tell my clients it's better to be safe than sorry.
