There is pride of ownership involved. They are not bought the same way as investments. I just sold a $600,000 SFR that would rent for around $2,000 a month. If I asked a reasonable $6,000 a month it would stay empty. Similarly, rents reflect prevailing rents in the area. More than 4 unit (commercial) apartment buildings ARE considered to be investments and are often analysed strictly by investment guidelines. Remember, rental property is way more work than buying a stock or bond. There are two ways to make money in rentals: recurring income and sales profit (capital gains). My $600,000 house appreciated about 15% a year, so the rent was almost irrelevant. You should learn about Net Operating Income and Cap(italization) Rate. |
