Where I am, it is very hard to get lots at a reasonable price (ie: the price paid by affiliated builders). The same goes for negotiating prices with the trades. You really need to have a good understanding of what price is reasonable. On a run of the mill home, I was told that the general contractor typically makes 10-15% of the selling price. That slim margin could easily be wiped out by paying too much for any of the subs. The margin is much higher on custom luxury homes, but you would need more cash to start. The banks will not loan money out simply based on the applicant's good looks and charm. |
