You are ignoring risk and opportunity cost. The more money that is put into a project, no matter whose money it is, the higher the risk. In most cases, if the project fails, you are going to be just as responsible for the mortgage whether you have 1 cent or 99% down. Opportunity cost is even bigger. If there is a way to use OPM to get a higher rate of return or with less risk, it is insane |
