Selling Condo based on comps - neighbor selling and underpricing hers

I've recently listed my condo and based the price off of comps of condos in my immediate area. We already have some interest and expect to get some offers in the next week or two. The problem is, I recently found out that my neighbor will also be listing her unit shortly. She has the exact same set-up (sq footage, layout, etc) as mine. She has inherited this unit from her father who past away last year. She is underpricing her unit because it needs a lot of work. How will this affect the sale price and/or loan on my unit? She estimates that the unit needs about $50k of work, but is listing the unit for $100k below mine. I'm trying to get a hold of her, but it's hard since she doesn't live in the unit. Also, I know she is going through a divorce which is why she might be underpricing it, but I still would like to know how this would affect me. |
