Owner-finance *confusion*, please give me your 2 cents!

Anyone attempting to buy a home "traditionally" will find loads of info on the net. Someone looking at other options, though, is left out of the loop. I've asked questions here before and gotten helpful responses. Thank you. I'm hoping you can help me again. I am interested in a home that is offered as an owner-finance deal. The owner is an investor, and the terms are as follows; Home price: $72k (a little above average for the neighborhood) 30 years at 11% interest, and he said SOMETHING about amortization but I didn't catch it and have no clue what it is anyway.. $5,000 down I'd be expected to refinance within 5 years (and with that rate I'd be doing it ASAP of course) Payments, he said, around $675/month No credit requirements other than no foreclosure, no bankruptcy. Requires 2 years job history. House is in very good condition (that's without an inspection, jus looking at it) and has new a/c and such. |
