With me, rent is based on what the market will bear. IOW, I get as much rent as I can, initially. But I also have a "no rent increases" policy for good tenants. In 18 years of being a landlord I have lowered rent only a couple of times if a tenant could not afford the rent. In those circumstances, I only did it if the tenant had been outstanding, and/or the rental was hard to rent and/or I didn't have personnel to process a vacancy.
