Buy-to-let newcomers warned of monthly loss By Jim Pickard Financial Times Published: February 18 2005 21:57 New buy-to-let investors should expect to make a monthly loss on their properties, according to new figures from Savills, the property consultants. The margin between borrowing rates and gross property yield has dropped from nearly 5 per cent in 1996 to just 0.4 per cent in the last quarter of 2004. This figure, unlike ³net yield², excludes costs such as agents' fees, voids and repairs, which can add more than 20 per cent to landlords' costs. It is also based on a presumed mortgage rate of 5.65 per cent, whereas most buy-to-let mortgages are at a higher rate. As a result, the average buyer of rental property is likely to be losing money on the investment unless he or she has put down a large deposit.
