"Fast" no credit check, no income check, mortgages available for Commercial property, or residential NON-OWNER-occupied property. This is a simple asset based "Fast" Hard Money mortgage program. If the client has the equity-the client has the mortgage. We can not do Single Family owner occupied property. We are the direct lender of this program. Here's the deal: 55% LTV Tops! (30% LTV on raw land.) The rate is 18%. Interest only payments of 1.5% per month. Two year term. A balloon is due in two years. No prepayment penalty after 3 months. 10 points off the top at closing. Credit, income, and DSR not important. We will not enter the loan with any credit bureau as long as the payments are up to date. The client must not have any tax liens that will not be paid off with the loan proceeds. We will go as low as $50,000. We can close as fast as the Title work. If you have a potential deal, call me. |
