Sorry to say there are creeps in the business. There are a couple of things to consider. First, and most importantly is the fact that disclosure by the Listing agent is essential. All realtors live in houses, and many invest in them as well. Fixing and flipping is a common ploy among investors, and you are not disqualified from doing it just because you are an agent. Second the property is "stigmatized" in that mold - even if remediated, needs to be clearly disclosed to all prospective buyers. This is enough to deter most buyers, since a half baked remediation job might cover a problem that could reoccur later, and might not be obvious immediately after the remediation is complete. Thirdly, if here is a mold issue, that is documented, it might affect the ability to insure the home or obtain financing the future. This is a grey area.
